have you commissioned a HIP? What did you think about it? Did it contain useful information? Did the EPC make sense to you?

sell your property privately and they are irrelevant. i believe that is the case. correct?

The official word is that you do NOT need a HIP for teh following cases:
Properties where there is no marketing (e.g. sale to member of your family)
Non-residential properties
Seasonal and holiday accommodation
Mixed sales (e.g. shop with flat)
Right to buy and similar sales
Sales of portfolios of properties
Properties not being sold with completely vacant possession
Unsafe properties and properties to be demolished.
The key one there is "Properties where there is no marketing". suppose it depends. If you sell privately, but advertise, you will need one.
